Question 1

What are digital infrastructure REITs?

Accepted Answer

Digital infrastructure REITs are Real Estate Investment Trusts that own the physical facilities powering our connected world, including data centres and 5G towers. Unlike traditional REITs that might own shopping centres, these companies control mission-critical infrastructure that keeps digital services running. They're legally required to distribute at least 90% of their profits as dividends to shareholders.

Question 2

What is a data centre and why are they important?

Accepted Answer

Data centres are facilities that house the servers powering everything from WhatsApp messages to online banking transactions. They serve as the nerve centres of our digital ecosystem, storing and processing the massive amounts of data generated by cloud computing, social media, and business applications. As Brazilian businesses migrate to the cloud, demand for data centre space continues surging.

Question 3

How do 5G towers generate rental income?

Accepted Answer

5G towers generate income through long-term lease agreements with telecommunications providers who need prime locations for their network equipment. These contracts often include built-in rent escalations, providing predictable income growth over time. As 5G networks expand throughout Brazil, tower owners benefit from increased demand for their strategically located infrastructure.

Question 4

Are Global REITs for Brazilians risky investments?

Accepted Answer

Digital infrastructure REITs carry specific risks including technology evolution that could make infrastructure obsolete, interest rate sensitivity affecting dividend attractiveness, and currency fluctuations for Brazilian investors. However, these companies actively upgrade facilities and benefit from essential infrastructure that's difficult to replace, often showing more resilience than traditional property REITs.

Question 5

How much dividend income do digital infrastructure REITs pay?

Accepted Answer

REITs are legally required to distribute at least 90% of their taxable income as dividends, typically offering yields that exceed traditional growth stocks. Digital infrastructure REITs generate steady rental income from long-term contracts with technology companies and telecommunications providers, creating predictable dividend payments for investors seeking regular income.

Question 6

Should I invest in Global REITs for Brazilians for portfolio diversification?

Accepted Answer

These REITs offer compelling diversification benefits by providing exposure to global technology trends whilst maintaining income characteristics. They offer geographic diversification beyond Brazil, accessing growth opportunities across North America, Europe, and Asia, whilst still benefiting from Brazil's domestic digital transformation and 5G deployment.

Question 7

What drives demand for digital infrastructure REITs?

Accepted Answer

Demand is driven by secular growth trends including cloud computing adoption, 5G deployment, and exponentially increasing data consumption. Brazil's digital economy expansion, growing middle class, and smartphone penetration create sustained demand. Future drivers include artificial intelligence applications, autonomous vehicles, and Internet of Things devices requiring massive infrastructure investments.

Question 8

Why is Brazil important for digital infrastructure investing?

Accepted Answer

Brazil's position as Latin America's largest economy makes it critical for infrastructure providers. The country's rapid digital transformation, from São Paulo's fintech revolution to nationwide 5G rollout, creates unprecedented demand for data centres and towers. Brazil's growing middle class and increasing smartphone penetration ensure sustained demand for digital services.

Question 9

When is the best time to invest in digital infrastructure REITs?

Accepted Answer

The investment thesis continues strengthening as global data consumption accelerates and Brazil deploys 5G networks requiring thousands of additional tower sites. Edge computing trends favouring companies with extensive geographic footprints suggest a multi-year investment cycle ahead, though investors should consider interest rate environments affecting REIT valuations.

Question 10

Top digital infrastructure REIT companies?

Accepted Answer

Leading players include Equinix (EQIX), the global data centre leader operating over 240 facilities across 70 metropolitan areas; American Tower Corporation (AMT), owning over 220,000 communication sites globally including thousands across Latin America; and SBA Communications (SBAC), focusing on wireless towers across the Americas with long-term lease agreements.
